Houses with 3 or more bedrooms are now required to have a ‘home information pack’(HIP) when the house is put on the market. One key element of the HIP is the energy performance certificate (EPC) which will rate a properties energy efficiency on a scale from A to G where A is the most efficient. Currently, most homes in the UK will fall into bands D or E.Not surprisingly the energy performance of a building will be related to the implementation and efficiency of the installed insulation. Homes that are well insulated are likely to be cheaper to heat and more energy efficient and will therefore fall into the higher energy efficiency bands.
Buyers will be able to compare properties based upon the energy performance information provided in the HIP. It’s likely that estate agents will begin to quote this information as part of the property details, particularly when the property has a high efficiency rating and low winter fuel costs.
As yet we haven’t seen much evidence of the energy performance rating of a property influencing sales but it is likely to begin to make a difference as potential buyers compare properties and assess the costs involved in making improvements to a home’s insulation. Prospective buyers will want to compare the annual costs of heating oil or fuel between properties of interest and may then use the figures to negotiate on the price of the property.
So, if you are thinking about selling your home you may improve your chances of getting a good price by ensuring that your house is adequately insulated and that you can demonstrate to prospective buyers the savings that have been made due to the quality of your home insulation.
